Q: What are the association fees for this community?
A: Upon closing on your condominium, the first year's monthly amount for each owner is as follows:

The Amelia --- $406.27
The Biscayne --- $406.48
The Catalina --- $447.00

Your monthly fee includes water and sewer services, trash pick-up, gas service for fireplace and gas grill, cable service, and pest and termite control. In addition, maintenance and repairs for the common facilities, including: tennis courts, community tennis cabana & restrooms, common grounds, landscaping and irrigation, nature trails and observation deck, gated entry, building insurance, management services, and future reserves.

Q: How much are the property taxes for my condominium?
A: A good rule of thumb is to calculate 1.5% of your purchase price. Currently, property taxes for Ocean Grande at Serenata Beach will range from $5,000 to $8,000.

Q: What are the steps necessary to secure a condominium at Ocean Grande?
A: Once you have selected your home, you will need to sign a Purchase and Sale Agreement and attach an initial 10% deposit. Your home will now be taken off the market and the purchase price secured. You have (15) fifteen days to review the documents protecting your investment. Your deposit will be placed in an interest bearing ecrow account, and the interest earned will be credited back to you at closing. At commencement of construction of the building in which your condominium is located, we will require an additional 10% deposit. After that, no other monies will be exchanged until closing.

Q: How do I become a member of the Serenata Beach Club?
A: Currently under the pre-construction specials, your purchase of a condominium at Ocean Grande will include a membership at the Serenata Beach Club. Depending on your membership category, annual dues range from $500 to $1,000.

Q: Do I have to wait until I close before activating my membership?
A: You can activate your membership immediately. Once you have completed your membership application and pay the annual dues, you can enjoy all of the amenities of the Serenata Beach Club.
